Verdion has increased its pipeline in Sweden with the acquisition of an industrial site in Södertälje, south of Stockholm, that will be repurposed for urban logistics.
Verdion will speculatively develop 31,000 sqm of high-quality warehousing targeting BREEAM Excellent.
The new facility will also include office, welfare and mezzanine accommodation, with high levels of sustainability and flexibility throughout. Completion of the redevelopment, which can be leased as a whole or subdivided, is anticipated for the end of Q4 2024.
The 68,850 sqm fully-zoned site is located in the city’s eastern submarket, Gärtuna, It is less than 10 minutes from the E20 motorway connecting north to Central Stockholm and the E4 connecting with Norrköping and Jӧnkӧping to the south, as well as wider national and international connections. Södertälje Port is less than 15 minutes away.
Johan Nihlmark, Head of Business Development – Nordics, at Verdion, said: “This is a site with great potential in an area where supply is limited. Sitting within easy reach of the local population and 35 minutes from Central Stockholm, it has outstanding transport links and is very easy to access from across the region. We are planning to bring it to market quickly with occupier requirements at the forefront of our design and delivery.”
Linklaters advised Verdion. The seller was Företagsparken Norden Holding AB.
