Verdion has fully let its 11,872 sq m warehouse in in Leipzig, completing its Verdion European Logistics Fund 1 (VELF 1) speculative development leasing programme.
A major textile service provider has taken a long-term lease for the entire building – which includes 10,018 sq m of warehousing plus a 1,222 sq m mezzanine as well as 632 sq m of offices and has been certified to the DGNB Gold sustainability standard.
A separate, adjacent building on the site is occupied by overnight express service provider nox and extends to 8,500 sq m.
The asset is located in the Lützen-Zorbau area south west of the city centre, between the A9 and A38 motorways and close to the A14 and Leipzig/Halle Airport.
Verdion acquired the 40,000 sq m site for its VELF 1 fund in 2021.The fund reached its final close in September 2020 with around €310 million to deploy and focuses on urban logistics and industrial sites with across Northern Europe, including Germany, the Netherlands and the Nordics. Executing its value-add strategy, Verdion developed this newly-leased warehouse within the existing site as well as refurbishing the original 8,500 sq m building and regearing the occupier’s lease for a term of 10 years.

Verdion is simultaneously continuing to deploy capital through its VELF 2 fund. Acquisitions in Cologne, Munich, Copenhagen and Stockholm since the start of 2026 are set to deliver more than €350 million of new logistics assets in strategic locations close to major urban centres, building on initial investments across Germany and the Nordics between 2023 and 2025 and further extending Verdion’s European pipeline.
