Verdion lands major pre-let for Copenhagen urban logistics hub

Verdion has pre-let its VELF 2 asset in the Copenhagen submarket of Brøndby to Denmark’s leading online grocery retailer, nemlig.

Verdion will now deliver a €69 million facility designed to support the retailer’s growth plans, ready for operation in 2028. The 30,810 sq m warehouse will be located next to nemlig’s current Brøndby base, within 15 minutes of Central Copenhagen and 1.4km from the city’s main ring road. Verdion is doubling the quantum of floorspace previously available at the 4.7-ha brownfield site.

As part of its complex technical specification, the new facility will include cooling and freezer areas plus mezzanines to support the new automation technology systems that nemlig is securing for its operations from Ocado. The BREEAM Excellent sustainability rating will be targeted and a microgrid option and rooftop PV panels for clean energy generation are included in the plans.

The expansion is part of nemlig’s growth strategy, aiming to make online grocery shopping easier and cheaper for Danish consumers. It is also a major step towards a more efficient business model.

Located in one of the few areas west of Copenhagen to retain its industrial and logistics zoning amid growing residential development, it is strategically positioned close to the city core and a growing consumer catchment in an undersupplied market.

“Central to its performance will be nemlig’s advanced specification and fit-out, integrated with a high-quality base building that meets institutional investment requirements and retains the flexibility for a long and productive life. Verdion’s technical expertise and experience in automation will be crucial in the next stages of delivery, and we are looking forward to working closely with the teams at nemlig and Ocado over the coming months to execute these plans successfully.”

The asset is part of Verdion European Logistics Fund 2 (VELF 2), which leverages Verdion’s vertically integrated team and technical expertise to undertake refurbishment and development in key markets across Germany, the Netherlands, Sweden and Denmark.

In addition to the acquisition of this Copenhagen site in February 2026, Verdion has secured new VELF 2 opportunities in Cologne, Munich, Rastatt and Stockholm within the last 15 months and is currently progressing plans to develop over €350 million of urban logistics space across these locations.

Other VELF 2 activity in Denmark has included delivery of a major new facility for cosmetics distribution brand Sæther Nordics near the northern port city of Helsingør, which has recently completed, and a new distribution centre in Horsens within Denmark’s triangle region that also includes significant automation.

Also in Denmark, Verdion is developing iPort Zealand – a €1 billion rail freight and business hub in Ringsted for Danish logistics, industry and business to capitalise on the completion of the major Fehmarnbelt infrastructure project.
