Verdion completes major BTS for Danish cosmetics distributor Sæther Nordic

Verdion has completed and handed over a major built to suit facility for Sæther Nordic A/S, a leading Danish distributor of cosmetics and beauty products in the Nordics. The opportunity was secured and pre-let by Verdion for its VELF 2 value-add fund.

Sæther Nordic’s new state-of-the-art Nordic Operations Centre is located in Espergærde near the northern Danish port city of Helsingør. It consolidates three existing warehouses from across the Copenhagen region and brings together 100+ employees.

The 95,000 sq m site was identified for its strategic location close to the E47 motorway, the major European route to/from Helsingør port via Copenhagen. At its centre, the new 26,710 sq m facility provides 22,301 sq m of flexible warehousing as well as mezzanine, offices and technical rooms.

The site also includes 55,000 sq m of green space, of which around 45,000 sq m will be open to the public and 6,200 sq m that has been transformed into a new nature area. Under plans supported by the Danish Society for Nature Conservation, this nature area incorporates a lake that has been relocated, doubled in size and surrounded by new natural habitats to support and improve local biodiversity.

The facility itself includes photovoltaic panels, air-to-air heat pumps and rainwater recycling to minimise the building’s environmental impact, part of a range of measures designed to achieve the DGNB Gold sustainability rating. The general contractor was KT Erhvervsbyg.

Verdion’s European Logistics Fund 2 (VELF 2) centres on a value-add strategy to acquire, develop and reposition logistics assets in established locations across Northern Europe. In Denmark, its assets include a DGNB Gold-certified distribution centre at Horsens, while a new urban logistics opportunity in the Copenhagen submarket of Brøndby was secured earlier this year.
