Green light for €45m Verdion CoreHub Rastatt plans

Verdion has been given the go ahead for the delivery of Verdion CoreHub Rastatt, a new €45 million Grade A logistics development in southwest Germany, marking the next major development within its second European Logistics Fund (VELF 2).

The 19,573 sq m scheme will deliver two high-specification warehouse units with integrated office, technical and welfare space at this strategic location close to the German-French border.

Located at Hohlohstraße 13, less than 10 minutes from the A5 motorway with strong local transport infrastructure, the site also sits within one of the region’s most established industrial and logistics corridors offering strong connectivity for both domestic and cross‑border supply chains. With the building permit now approved, construction will commence shortly with completion targeted for July 2027.

Rastatt’s location offers potential for a range of occupiers with high standards of space planned and the proximity of this opportunity to the A5 being a particular advantage.”

Tobias Heinz, Head of Technical Development – Germany, said: “This new asset has been designed to high standards and will support 24/7 operations, with flexible unit configuration, efficient HGV circulation and side-loading capability for potential automotive occupiers. Targeting DGNB Gold, it will also meet the latest sustainability and operational standards, delivering long-term value and resilience in addition to supporting immediate business requirements.”

Verdion’s value-add VELF 2 fund focuses on acquiring and repositioning under‑capitalised or under‑managed logistics assets across Northern Europe. It leverages Verdion’s vertically integrated platform to deliver refurbishment and development projects in-house.

Since the start of 2026, Verdion has also secured for the fund a former production site in northern Cologne to create a €95 million urban logistics hub; a brownfield site in the Greater Copenhagen submarket Brøndby for a €69 million modern urban logistics facility – now pre-let to major Danish online grocery retailer nemlig – and a site in southwest Stockholm’s logistics corridor where an urban logistics and business hub is now under construction.

Most recently, in June this year, it announced the acquisition of an urban logistics development site on Munich’s ring road and will now begin the speculative development of a €96 million LiteHub, also for VELF 2.

Goldbeck has been appointed as General Contractor for the Rastatt project.
