E20 Park first phase now fully leased

E20 Park Copenhagen, one of Denmark’s largest logistics parks, today announces full completion of its first phase of development with the expansion of TyreProff to fill all remaining space in its DC 1 building. The park has been created by Aviva Investors, the global asset management business of Aviva plc, and pan-European logistics real estate specialist Verdion.

TyreProff has taken unit 1.3, a total of 6,990 sq m including offices and mezzanine. The leading car service occupier already leased units DC 1.1 and 1.2, including 15,226 sq m of warehouse space alongside 612 sq m of office facilities and an 805 sq m mezzanine area with car/HGV parking, in November 2024.

The full tenant line up at the 37,678 sq m DC1 is now finalised as: TyreProff, Drømmeland – which signed earlier this year – and Holmris. NDI Group and Molo have occupied 12,000 sq m in the adjacent SC1 building since 2022. CBRE has advised on leasing.

Daniel Carstens, Senior Asset and Commercial Manager, Verdion, said: “This letting is clear testament to the quality of space available here at E20 Park Copenhagen and the increasing strength of the market. On top of this, the full leasing of this distribution centre is a great milestone to have achieved. Our focus now is on new opportunities for the remaining phases of the park, particular for businesses with the need for specialist facilities on a build to suit basis, including requirements for pharma, groceries and complex e-commerce.”

George Fraser-Harding, Head of European Funds at Aviva Investors, added: “Denmark remains one of the most dynamic and important European logistics markets, driven by the continued demand for high-quality distribution hubs across the Nordic region.

“We are pleased to have completed the full leasing of the first phase of E20 Park and are excited to continue its future development. As the Park moves towards full capacity in what is a hotly-contested market, we believe it shows the quality of the offering we have been able to establish and why we think it can continue to provide long-term value in our portfolio.”

Verdion and Aviva Investors will now begin working towards the next phase of the 150,000 sq m park. A range of unit types and sizes is planned, ranging from small warehouse units for immediate occupation through to large-scale, technically complex buildings for occupiers with specific operational needs, including first- and third-party logistics. All work undertaken on the 38-ha site will be developed to high construction and energy-efficiency standards, targeting DGNB ‘Gold’ building certification.

E20 Park is located next to the E20 motorway, just 25 minutes south of Central Copenhagen, providing access to over 40 per cent of the Danish population living within an hour’s drive of the site. The Park has been landscaped with green areas and water features, with plans to include outdoor leisure areas. Good cycling routes also connect the Park with neighbouring residential areas and public transport links.
