Verdion Airpark Berlin is just thirty minutes from the capital’s central Mitte district, close to Schönefeld Airport and directly opposite the new Berlin Brandenburg International Airport (BER Airport).
Acquired in 2015, in partnership with Rockspring (which later became PATRIZIA), we immediately saw the site’s potential and developed a design concept that would appeal to businesses focused on urban logistics. Five years later the park was almost fully let and hit the open market at record pricing.
The site was chosen for its strategic location and because we knew the local market well. With a boom in e-commerce driving strong occupational growth, everything pointed to this being an ideal development opportunity.
Speed and location were key, so we created flexible high-quality buildings that would respond to demand for B2C space and could be developed speculatively.
Verdion leased the first phase during construction to online food delivery business Bringmeister. It needed specialist cooling and deep-freezing technology, and food preparation areas, which we incorporated whilst still delivering the building on schedule. 3PL Dachser went on to lease a further building, and other companies quickly followed suit.
All three phases at Airpark were leased before construction was complete, which demonstrates our ability to anticipate market requirements and deliver high quality warehousing at precisely the right time.
Airpark’s success has been a catalyst for the wider area, including the development of hotels and office buildings. With the park complete and the local logistics market booming, returning significant value in one of the most notable logistics deals of the year.
