Intensifying land-use in a strategic location

Our first Netherlands asset and an opportunity to create more warehousing through new build extension on a strategic but under-used site. Verdion acquired the site 24,000 sq m in an off-market deal in 2020 – our first asset in the Netherlands. As well as managing the existing occupiers and their properties, we had identified the asset’s capacity for a further new building extension to increase overall lettable space to 32,000 sq m.

Perfectly placed for logistics

Located close to the A17 motorway, the Borchwerf I industrial estate offers rapid connections to Bergen op Zoom and Moerdijk, with Breda, Tilburg, Antwerp and Rotterdam all within easy reach. A wide range of businesses was already located in the area and demand for new space was strong.

Operational efficiency

Verdion delivered an additional 8,800 sq m of warehousing, mezzanine and offices for businesses keen to establish themselves in this well-connected industrial cluster. The site included a range of innovative features which enable smooth operations and high standards of energy efficiency throughout the site and the BREEAM Very Good sustainability rating was targeted.
