Supporting growth with smart asset management

Acquired by Verdion in March 2019, this under-used asset close to Hamburg presented an opportunity to combine investment, an extension development and asset management expertise to meet occupier demand and create additional value.

EO Mecklenburger Ernte, an organisation of fruit and vegetable producers whose largest shareholder is Behr AG, leased 10,600 sq m of existing space at the site, joining logistics service provider DB Schenker.

When Verdion then developed the new extension of 11,000 sq m of warehouse and 800 sq m of office and social space, EO Mecklenburger Ernte chose to lease it before completion, fulfilling their growth ambitions with a new facility on an adjacent plot.

Investing in sustainability

With an early commitment from the occupier it was possible to design the new space specifically for their needs, including facilities to prepare freshly harvested goods on site for further transport. Vacuum cooling systems are central to the building’s design as almost half of the total space is temperature-controlled, and with 30 HGV parking spaces there is ample space for loading and onward journeys, even during the peak harvest season.

Verdion targeted the sustainability rating BREEAM Very Good for the entire building complex as part of the extension works.

"We are exploiting the full potential of the site, doubling capacity for the occupier and improving supply chain efficiency. Extending the lease for an existing tenant has accelerated our plans, exceeding our expectations for the fund."
